<b>SOP #45 — Deal-Flow Tracker Setup</b>

Deal flow is your pipeline of opportunities. If it lives in your inbox, you have no pipeline. Build the tracker once.

Columns, left to right:
1. Source — marketplace, broker, direct outreach.
2. Stage — Lead, Contacted, NDA, Diligence, LOI, Closed, Passed.
3. Asking price and your max-bid ceiling.
4. Trailing monthly net and the implied multiple.
5. Last action date and next action date.
6. Pass reason — fill it even on rejects; the patterns teach you.

Rules:
— Review the board every Monday. Anything with no next-action date is dead; archive it.
— Track your pass-to-offer ratio. If you offer on under 5%, your top of funnel is too narrow.

A tracked pipeline turns luck into a process.
