The seller call is diligence, not chit-chat. Ask these eight, in order, and write down every answer.
— 1: Why are you selling, specifically? Listen for the real reason behind the stated one.
— 2: What would you fix if you kept it another year?
— 3: What's the single biggest risk to this site?
— 4: Has revenue ever dropped sharply? When and why?
— 5: Which task only you know how to do?
— 6: Any pending Google updates, program changes, or legal issues you know of?
— 7: What's NOT included that I might assume is?
— 8: Would you sign a non-compete in this niche?
PASS = answers are consistent with your data. FAIL = any answer contradicts the numbers — dig there.
