— Is the niche facing a known disruption in 12 months?
— Has growth flattened for two-plus quarters?
— Would you pass on buying this site at today's multiple? (If yes — why are you holding it?)
— Is your motivation gone?
— Could you redeploy the cash at a better return?
Three-plus yeses: list this month. Holding past that isn't a strategy, it's inertia dressed as conviction.
