A private sale means ONE buyer, ZERO competitive tension, and a multiple they set. A broker creates an auction inside a qualified pool — that bidding pressure routinely beats the 15% you 'saved.'
The exception: you already have a strategic buyer who NEEDS your asset for a portfolio play. Then go private and squeeze them.
For everything else, 'no broker fee' is a discount you're handing the buyer.
