Month 20: site doing $1,500/mo, I was burned out and wanted out. A buyer offered 28x monthly — about $42k — and I almost took it on the spot, grateful someone wanted it at all.

The near-mistake: I'd never actually built a clean profit-and-loss record or a documented operations process. My income was real but messy — revenue across four programs, no clear monthly profit figure, everything in my head. Buyers discount chaos heavily. The low offer reflected the risk of buying a black box, not the site's real worth.

The turn: I delayed three months, organized everything — a clean spreadsheet showing twelve months of profit, a written process doc, transferable program accounts, traffic stability charts. Suddenly the same site presented as a turnkey asset, not a mystery.

It sold for 41x monthly — $61,500 — to a different buyer. The site didn't change. The story and the proof did. Three months of cleanup added nearly $20k.

The takeaway: the multiple you get on exit is paid for trust, not just traffic. A profitable site that's a documented, transferable business sells for far more than the same income presented as a personal hobby in your head. Keep clean books and a process doc from the start — your exit valuation is decided long before you list.
